Otis in the park.

Located directly across from Victoria Park Commons, this innovative building transformed a narrow 50-foot-wide site into a sophisticated urban address. Previously occupied by two abandoned Victorian homes, this development introduces a contemporary design that integrates cutting-edge technology and urban functionality.

The building’s standout feature is its automatic mechanical parking system, one of only two in the region, offering a highly efficient solution for urban space constraints. Its design incorporates interlocked, stacked, and rotated floor plans, resulting in a variety of unit types and layouts.

The choice of materials - contemporary with a metallic finish that shimmers in changing light - adds a dynamic aesthetic to the building, ensuring it stands out as a landmark in downtown Kitchener.

/ A tiered façade facing Victoria Park further elevates the design, offering terrace residences with sweeping park views and establishing the site as a prominent urban address. The ground floor along David Street is activated with a small retail space, enhancing the building’s engagement with the neighborhood.

/ The main entrance, situated midway along the side façade, is accessed midway along the façade, via a pathway marked by a canopy and a prominent, oversized number.
